Upkeep and Reserves
We model costs based on a home's area and the surrounding climate (wear and tear). Some costs are unavoidable, such as physical replacements, while others can be mitigated through DIY servicing. Our upkeep model adjusts costs for newer homes in buildings with shared maintenance, reducing estimates, and increases them for older single-family homes.
While our estimates do not necessarily reflect monthly upkeep expenses, setting aside our estimate amount can help build a reserve fund for larger, one-off expenses, such as replacing appliances, renovations, or costs associated with selling a home. Every home is different and particular attention should be given to inspections of older homes or those in climate risk regions.
